Insurance for contracting, handled.
General contractors and building trades (GCs, remodelers, roofers, concrete, framing, excavation) managing or self-performing construction. Higher severity: structural, height/fall, heavy equipment, and subcontractor exposure.
Coverage built for your work.
General Liability
Third-party bodily injury and property damage your work or operations cause — a client trips over a cord, you crack a homeowner's tile, your sign falls on a car. Includes products-completed-operations (claims after the job is done).
Contracts often require: Additional insured (often with a CG 20 10 / CG 20 37 endorsement for ongoing + completed ops), waiver of subrogation, and primary & non-contributory wording are the three things contracts ask for most.
Workers' Compensation
Medical bills and lost wages when an employee is hurt on the job, plus employer's liability. Rated on payroll by class code.
Contracts often require: Certificate of WC + a waiver of subrogation in favor of the GC is standard. GCs verify it before you're allowed on site.
Commercial Auto
Liability and physical damage for vehicles used for the business — the work truck, van, or trailer. Hired & non-owned auto covers employees driving their own vehicles for work.
Contracts often require: $1M CSL, additional insured, and waiver of subrogation are common. Hauling others' materials may trigger a cargo/installation-floater ask.
Builder's Risk
Property coverage on a structure WHILE it's under construction — fire, wind, theft of materials, vandalism — plus materials on site and sometimes in transit. Project-specific, term-limited.
Contracts often require: Owner or GC specifies who buys it (often the GC on GMP jobs), the completed-value limit, and the named insureds (owner, GC, lender).
Surety & Bonds
Not insurance — a three-party guarantee. License/permit bonds (to get licensed and pull permits), bid bonds, and performance & payment bonds (guaranteeing you finish the job and pay subs/suppliers).
Contracts often require: Public and many private jobs require bid + performance & payment bonds (often via the Little Miller Act on public work). Single + aggregate bonding capacity matters for growth.
Tools & Equipment (Inland Marine)
Your tools, equipment, and materials wherever they are — on the job site, in transit, or stolen from the truck. Often written as a contractor's equipment / installation floater.
Contracts often require: Rarely contract-required, but installation floaters matter when you're installing owner-furnished materials you're responsible for until acceptance.
